The Land Package

Price and delivery
The Land Package costs CAD $475. It covers candidate screening, land-file preparation, a farm site plan and agricultural application/Farm Development Plan preparation as described on our package page. Government fees are separate. Review the final total on Stripe before paying.
We deliver your project package within seven calendar days of confirmed payment and completed project intake. We confirm your intake and delivery date with you. Government review, consultation and approval have their own timelines.
Refund promise
If we cannot deliver the promised package, you receive a full refund. Contact christian@warreandvavasour.com with your account email and project reference. A payment redirect alone is not confirmation that your payment succeeded.
Screening and applications
Sprucestead does not sell, reserve, claim or grant title to Crown land. A screening score measures suitability under the stated method and checked sources; it does not establish legal availability. Source dates, conflicts and unknown checks matter. We confirm the application path with the responsible Yukon authority before treating a candidate as ready to apply.
Candidate numbers, maps, terrain and site plans are screening and planning aids. They are not legal surveys. The Government of Yukon decides availability and application outcomes. Purchase does not guarantee three usable candidates or government approval; we will discuss any screening limits and honour the package refund promise if we cannot deliver.
Your inputs
Provide accurate project details and review your application before signing or submitting it. Designs in the public sample are stored in your browser; they are not automatically saved to your account. Project fulfillment currently uses manual review and private delivery.
